Energy Consumption has been dealt with on both ‘ passive ’ and ‘ active ’ levels . These measures have contributed to a saving of 1 MVA in demand , or almost 20 %, a figure in line with estimates at the outset of the project . The passive control measures include double glazed windows throughout with a UV value of 2.0 , insulated walls and roofs and exoskeletal sunscreens to prevent direct incoming solar radiation .
The active ‘ energy saving measures ’ include solar water heaters for all the hot water requirements of the office ablutions . Electronic dimmable control gear has been fitted to all the lights , which are able to detect movement and turn themselves off if there is no personnel movement in the building . Provision has also been made for ‘ Demand Peak Lopping ’ using the generators to assist in power provision during peak times . An IT Bus network and Smart Sensor Controllers are provided for lamp groups and lamp life optimisation . CFLs are used almost exclusively .
Limitation of the use of imported goods and careful consideration of materials with high Embodied Energy Content were balanced with local market conditions and suppliers ’ ability to provide materials and products . The substantial earthmoving exercise involving 500,000m 3 of material avoided a substantial influx of trucks on the roads by balancing the cut to fill . A concrete batch plant with its own weighbridge was set up
on site and all concrete mixer truck movement was confined to the site .
All of the Environmental Impact Assessments were measured within and against their own parameters in the Environmental Management Plan , which was monitored and checked on a monthly basis during the currency of construction . Both banks monitored their own ISO 14001 compliance criteria separately and interfaced with the EMP and all sustainability initiatives .
The refuse and waste management philosophies operate on a system of waste separation at source , followed by separate compaction at the base of each of the three top structures . From this point , the wet and dry bails and eight other categories of waste are transported to the central refuse structure for collection by service providers or micro entrepreneurs who benefit from the income stream derived from recycling companies . This option also reduces the ubiquitous refuse truck traffic in and around the site . An added benefit is that collection is free and daily for an estimated 24 tons of refuse per week .
