The new head offices of Routledge Modise Attorneys and of Zenprop have recently been opened after a year-long process of redevelopment of the site . The completed building has not the faintest resemblance to the nondescript structure that has occupied the site for the past eighteen years . It has erased any trace of the dull ‘ corduroy concrete ’ architecture of a late 80s speculative office building . Like so many buildings of its kind , the existing block was placed diagonally across its site , facing due north , with scant regard for the future functioning of the site and the changing needs of tenants in the commercial property market .

Site The original building was not only dull and nondescript , but functionally deficient and not planned for change and flexibility . Awkwardly positioned in terms of geometries , the steep fall of the site towards Fredman Drive did not help . It was , in great Sandton tradition , a building without a front door , dissociated from the street , and set squarely in the middle of its site - the ultimate self-referential rational grid block .
The site planning solution consists of two triangular wedges of multi-level accommodation placed on the south-eastern and the north-western corners of the existing building : one devoted to parking , the other to office , gym and canteen accommodation . The awkward site has been filled to its extreme edges by these two annexes . The
