Office space remains private . Vertical circulation is via a set of glass scenic lifts and a central stair with linear staircases linking the three levels within two of the atria .
The ‘ Blue Chalk ’ strategy for workplace innovation that was applied to the design , introduces staff to new ways of working . Open-plan offices allow flexible office space with a high utilisation ratio . The low degree of ownership and space per person is countered with collaborative and breakout spaces and a high degree of collective ownership of all parts of the building .
Materials and finishes were informed by the RED Brief , requiring the use of recycled material , durability and low maintenance , the use of materials with a high ‘ growth ’ content as well as those which minimise pollution . Materials also had to have a high local content e . g . sourced from the Western Cape , construction undertaken by SMME ’ s and fit-out components produced in South Africa . Carpets are 100 % recycled , wood floors are Rosegum from Zimbabwe and have a low embodied energy .
Conclusion The project received an award for ‘ the most innovative office development in Southern Africa for 2005 ’, and despite its enhanced eco-friendly features the building itself cost almost the same as an ordinary building – disproving the notion that green buildings cost more . In time the energy saving and environmentally friendly aspects of the building should highlight the cost savings engendered by BP ’ s policies .
Construction The Environmental Management Plan ( EMP ) implements RED Brief objectives . DECAS Standard Mini-EMP guidelines are followed in flora and fauna , appropriate use of machinery , anti-erosion measures , fuel and service areas , concrete works , fires , refuse , toilets , dust control , preparation of building material , construction water monitoring and discharge of construction water . Nuisance and environmental impacts , neighbour relations and transport impacts were managed . Excavated rock was recycled in gabions and stone walls . Recycled slag cement components were used in the concrete structure .
