The site was awarded to Ikwezi Investment Trust and Meridian Property Holdings after an open public tender in October 2000 . The completed development is not only the first meaningful BEE development in the precinct , but also represents the largest speculative new office development undertaken in the CBD for some time .

The Urban Design Approach The site is situated in an important growth node within the CBD of Cape Town . Its position terminates the north east axis of Loop Street and it forms the south east boundary of North Wharf Square , an important urban room . The design team felt that the building should relate both to the existing city fabric as well as the new developments surrounding North Wharf Square . The reduced height of the north east façade of the building acknowledges the activities on North Wharf Square and is of a more human scale , with its detached glazed canopy . The tower element of the building is positioned on axis with Loop Street , which is a one way street in a north easterly direction .
