Street and invites the pedestrian to stroll around the building while accommodating multiple accesses to the commercial ground floor .
At McKenzie Street , on the sharp corner of the triangular site , the shape of the building forms a tower and landmark , facing the incoming highway . Originally , the three top floors were designed for a residential component around a central courtyard , and thus would purposefully contrast the commercial base of the building as a separate element .
The main entrance lobby on Wesley Street is the access point for the retail space on the ground floor , the event space , and the upper office levels . An eight storey high concrete framework with a small atrium , glass lifts , and generous open staircase create a vibrant vertical main artery of the building which enables the arrival and the departure for employees and visitors to become a uniquely pleasant routine .
From the upper lobbies , external balconies and corridors provide a secondary circulation around the building . Through the walkways , it is possible to create small units of 200m 2 floor area while larger tenants can benefit from the external breakout space .
The multifunctional event space at the ground floor is orientated to the public square and designed to be a showcase of the precinct . A concrete colonnade separates the hall as an independent element from the main building and supports the lightweight roof structure . The exposed steel support structure provides all
technical services to facilitate multifunctional exhibitions , ranging from concerts to business functions .
A significant effort went into the acoustic fitout to combine good acoustics with the transparent façade . A double façade between the event space and the office area on the first floor minimises interferences during office hours . Large glass sliding doors connect the internal and external space so that functions can spill out to the square . An additional glass roof , linking the buildings across Wesley Street , is currently being built to provide an additional sheltered outdoor area .
Finishes The external language of a rational , functional design is perpetuated inside the building , creating a timeless background for the branding of the anchor tenants .
The main entrance contrasts the robust face brick architecture with a small selection of polished , reflecting surfaces such as polished granite , glass and stainless steel . The large format granite tiles , used for flooring and wall cladding , emphasise the semipublic character of the large commercial complex .
The event space is clearly separated , by the timber floor , from the rest of the public area . The combined internal and external lighting concept accentuates the architectural components and orchestrates the reflections and transparency on internal and external glass structures .
