The site is at a prominent intersection from the N1 North slip road access joining Century Boulevard . It faces north over the canal and Intaka Wetlands Conservancy , enjoying beautiful views over the lakes , islands and nesting birds .
The concept takes into account a ‘ bookend ’ building terminating in the Canalside development , with an open treed piazza of parking ( for Phase II ) in a wedge shaped piece of land between Aurecon and the canal .
Building The Aurecon building is situated on a podium covering a naturally ventilated semibasement of covered parking . The podium / ground floor , of approximately 1,000m 2 , consists of a glazed atrium , foyer and all the common facilities such as reception , meeting / conference facilities , kitchen / bar , library , printing and archives , all in a rectangular ‘ donut ’ form . The podium provides further parking , disabled access and stairs leading to the canal / riverwalk . There is also a corner ‘ lookout ’ positioned over rainwater storage tanks , providing an opportunity for a perched bird watching gazebo / pergola overlooking the Canal and Wetlands .
The three upper floors ( each approximately 1,800m 2 ) have two wings , which hug Century Boulevard and the access road respectively , and provide mainly open plan office space allowing for maximum light penetration and views . Central to these wings , are the donut wrapping around the enclosed atrium , which contains an indoor garden , glass lifts and main stair .
