This is a commercial office building situated at the intersection of the William Nichol offramp on the N1 ring road around Johannesburg . It is one of the city ’ s busiest traffic intersections . The building enjoys great visibility from both the ring road and the William Nichol bridge over this road . Since completion , it has been occupied by the advertising firm , Y & R .

The three storey building comprises 4,600m 2 of rentable office area with two parking basements . At a width of 17m , the floor plate is ideal for open plan as well as cellular offices . The building is orientated north / south and responds to the challenges of highway noise and sun penetration . Glass is used extensively on the north and south elevations but the east and west are generally solid concrete walls which have been tilted for advertising visibility from the highway .
Atrium A feature of the entrance is the three storey atrium at the rear of the building . This provides an impressive entrance into the building but also serves the purpose of insulating the office space from the southern exposure for almost the entire length of the southern façade . The atrium has been utilised by Y & R as an entertainment and breakout area complete with coffee bar , gaming tables and diner-type restaurant . The atrium opens up with large sliding doors to an outdoor entertainment area on the west side of the building .
