LEFT: Ground Floor Plan RIGHT: First Floor Plan The third part of the building sets back at each level along the western elevation, reinforcing the transition from the lower portion of the building to the smaller or narrower upper part. The fourth and upper part of the building is designed to appear lighter as the form is regular from here up to the twelfth floor. Design features at these levels are simple, keeping with horizontal elements that are consistent and similar to the lower parts. This relationship and consistency is maintained aesthetically for the façade as a whole. The South elevation has been designed taking into consideration that it will be viewed from the homes and buildings higher up towards High Level road and Signal Hill. The design elements on the southern façade are simple The Warwick but once again are in keeping with the similar language of the street façade. Due to the framework of the zoning scheme, the southern elevation is limited to multiple forms of varying restrictions and yet the design is considered and understated as not to be an eye sore or typical ‘back of house’ as a view to neigh- bouring properties. A simple design solution applied here is to create strong horizontal up stands to the lower portion of the building that in itself creates a consistent design element whilst still adhering to the regulations outlined by the city. Other strong forms will be softened with windows and delicate features such as screens and louvres to conceal all working and service elements that otherwise would be exposed. 55
