The Warwick is a multi-residential apartment development situated in Green Point, Cape Town and was developed by Spear Reit Limited.
The brief to the architects, BBB Architects, was to consolidate three sites, demolish two of the three existing buildings and design a new apartment block in their place. The design was to take into consideration the zoning scheme regulations and existing heritage building on the corner.
The new building consists of two basement parking levels, access and parking at ground level with apartments from the first to the eleventh level. The twelfth level is an open pool terrace enjoyed by the 11th level apartment. The apartments are a mix of studio, one bed, two and three bedrooms of various sizes. All apartments have access to an open terrace area.
Concept The concept was based on a contemporary multi storey building utilising modern materials with clean lines that complement the existing heritage building on the site. Taking the position, massing and scale of the new building into account was essential and it needed to relate to the heritage building’ s scale and mass. The heritage building was renovated and reflects some of the new building’ s design elements.
As the buildings were very different in nature, the new façade would be deliberately positioned in close proximity to the existing building to form a strong relationship between the two buildings. Both are in line and set back from the street boundary that creates an essential seamless street presence. The development is treated as one as both buildings share a common entrance for pedestrians and vehicle access.
Planning Planning was crucial to ensuring that the position of the lift and stair core take into consideration the parking layout, grids, ramps and top storey setbacks.
The existing building, Warwick Mansions, consists of twelve apartments in a three storey walk-up format. The building is divided into two equal parts, both utilising a single stairway accessing two apartments per level.
The building consists of 37 apartments over 12 floors as per the requirements of the City of Cape Town zoning framework. The building houses 88 parking bays at ground floor within two basements below natural ground level.
Heritage Requirements The site consisted of three erven upon which sat the existing Warwick Mansions building which is a graded heritage resource. It was a requirement that the building was retained. The building was a three storey apartment block with twelve apartments set back from the intersection of Main Road and Wessels Roads, forming a corner site. Its position establishes a clear node along Green Point Main Road that was retained in the proposal for the new development.
