the amenities located within the Bridgeways Precinct, as
well as the shops, bars, restaurants and hotels located
across Century Boulevard.
Brief & Concept
The joint venture clients were looking to develop
approximately 18,000m2 of premium grade office space,
to be built on spec. The development had to be able
to accommodate both a single tenant and mutli-tenant
solution, providing the owners flexibility in leasing the
building and future-proofing should tenants change over
time. The development was to target a 5 star Green

Star rating, fitting comfortably within the emerging
green precinct.
The primary challenge on the site was to effectively
deal with the building’s design along the visually prominent
Ratanga Road edge. The development needed to respond
to the north orientation along this edge, take advantage of
views and define the wide street, while also dealing with
the harsh, fast moving, vehicular dominated environment
created by the four lane road.
The Bridgeway side of the site offered far greater
opportunity for the development to open up and connect
with the surrounding precinct, but has a lesser visual
