COMMERCIAL OFFICE DEVELOPMENT AWARD
110 Oxford is a new Premium Grade commercial office building integrated into the heart of the Oxford & Glenhove precinct , which is fast becoming the foremost office lifestyle precinct in the Rosebank CBD . Located within walking distance to the Gautrain Station , the building ’ s sleekness echoes waves of design distinction across the Rosebank CBD . The building allows direct pedestrian access off Oxford Road and connects to a larger superbasement shared with the adjacent buildings .
Cantilevering towards Oxford Road atop a raised landscaped podium , the building houses 5,400m 2 of A-grade office space . Simple geometric forms , rectilinear shapes and elements stand four stories tall above ground , atop four basement parking levels . Most strikingly the transparency of the building connects the indoor and outdoor spaces with nature , providing 360 ° views of the residential neighbourhoods and landscaped precinct . Sliding doors and integrated openable windows provide those using the space with an interactive and passively cooled environment . Glass , steel , stone and wood are the four prominent materials used , creating a natural , calming and textural environment .
The elegantly detailed west façade is screened to maximise building comfort with terraces on both the northern and southern façades . Internally , abundant natural light reaches all parts of the floor plates . At night , the sunscreen on the western façade dissolves and highlights an illuminated glass box which protrudes almost over the street .
At the street entrance is a cubic double volume enclosed north facing atrium fashioned to capture the natural light , creating a space for internal gardens . The ground floor level includes unobstructed access to the lifestyle precinct , complete with gardens , decks and water features . The office plate has a simple grid layout and together with an efficient core design allows for a variety of office arrangements .
110 Oxford achieved a 4-Star Green Star Office Design v1.1 certification – a testament to the project team ’ s commitment to sustainable development that benefits both people and the environment .
