144 Oxford is the iconic new home for Anglo American and De Beers Group who occupy 29,461m 2 and 8 floors of this commercial building whose imposing presence overlooks leafy Rosebank . The interior consists of a variety of technologically connected , innovative workspaces and value-add facilities that come together to create a Future Smart workspace for this progressive organisation . This represents their business strategy of one brand , one culture and operating under one global identity . The strength of the global brand ' s aesthetic influences of Progressive Minimalism and Refined Elegance have been sensitively combined with an overlay of South African colour , material and textural influences drawn from our rich heritage , strength of community and diverse South African mining landscapes . These are elegantly combined as a tangible representation of the Anglo American values of innovation , collaboration and safety in this sustainable , 5-Star Green rated building .
The workspace was conceptualised to create a tangible representation of the Future Smart workspace - a technologically advanced , connected workspace that sustainably builds collaboration , drives innovative thinking and leverages future technologies . Collaborative workspaces , conceptually based on Anglo American ' s FutureSmart mining strategies - intelligent , modern and concentrated - are positioned at key circulation points on floor plates to encourage interaction but are balanced with fixed focused workspaces .
To enable the realisation of the Future Smart workspace , the incorporation of intuitive , leading technologies were key strategies , such as plug and play AV systems and a globally linked room booking system . Smart building technologies such as fully automated sun-tracking blinds and the most extensive wireless installation of circadian lighting in the country , which can be remotely monitored , were integrated .
As a multi-tenanted building , the shared main building reception has been redesigned to provide an integrated brand experience for the primary tenant whilst still providing a shared space . Active collaboration workspaces and meeting spaces have been incorporated on the edges overlooking the atrium to activate usage of the common vertical atrium space for all tenants . A flexible executive boardroom and function space on the 8th floor makes the most of the dramatic views whilst the outdoor garden spaces of the building have been connected through functional links to inside the spaces , maximising the building ' s amenities for users .
The Anglo American fit-out at 144 Oxford is targeting a Green Star Interiors rating - a natural progression given the Green Star rating of the base building . A balanced selection of interventions across all categories of the Green Star rating tool focused on a healthier indoor environment resulted in a resource-efficient , occupant centred , visually attractive and innovative fit-out design . Key sustainability and occupant wellness strategies adopted for this project include environmental protection and construction waste minimisation , energy efficient equipment and lighting , water-efficient fittings , eco-friendly materials , finishes and furniture , and purposefully designed activities-based spaces , and a variety of elements connecting occupants to nature . Underpinned by innovations related to occupants ' health , the circular economy and smart technology , the Anglo- American fit-out at 144 Oxford is a prime example of an environmentally responsible occupant .
