The living units are split up into different types to cater for hotel operation and personal ownership . The top storeys mostly consist of luxury units , with four penthouses and multiple two-bedroom apartments .
Finishes All units come finished in a carefully selected finishes palette developed by the design team and hotel operator , complementary of the hotel ’ s aesthetic . The finishes have been chosen on the basis of being timeless in appearance , hardwearing in function , and responsible in application .
The option of purchasing a unit is available , upon which the purchaser has the option to update or change some of the softer finishes , such as the joinery elements and sanware and brassware fittings .
Safety & Wellbeing The building has CCTV with facial recognition allowing for security to easily identify residents and regular guests from new visitors to the building . Residents and guests can access the lifts and apartments using either their phone or access card . The acoustic insulation between and across floors maintains the privacy and comfort between different rooms and floors . The complete building is universally accessible and caters for physically disabled & impaired persons .
Sustainability The domestic hot water system is interlinked with the hot water generation system of the AC chillers . Central booster pumps are used to pump the water through the hot water tanks and into the building . This ensures that the hot and cold water systems have balanced pressures at all times . The hot water system also consists of a circulation line whereby the hot water continuously flows through the pipes in the building . This allows for very short waiting times for the hot water ( 5-10 seconds typically ) at the point of use .
All the lighting fittings used throughout the development are high efficiency LED and occupancy sensors have been installed in backof-house areas .
Every hotel room / apartment has access to natural light and ventilation in addition to a fully functional HVAC system .
Climate control is achieved via individually controlled fan coil units in each unit . The building is equipped with 2 air cooled chillers ( one cooling only and the other a heat recovery machine ). Chilled water is then distributed throughout the building ’ s chilled water network via a variably driven speed controlled pump . The heat recovery chiller is used to produce the hot water for the building . As a by-product of the chillers , hot air is emitted . The energy from this hot air is captured and used to heat the domestic hot water as ‘ free ’ heating . If there is no cooling demand , the chiller would then operate as a heat pump device which utilises 70 % less energy than what electric heating would have required .
