The brief from the client was to design a sophisticated building that caters for holiday makers wanting to experience living in the CBD as well as business professionals attending conferences and sealing deals . It was therefore essential that the development offered entertainment options as well as co-working and conferencing facilities to round off a complete experience for the modern-day traveler and agile professional . Lead by MLB Architects , the design underwent a number of iterations to ensure the optimum mix of living , working and entertainment all under one offering .
Design Concept & Façade Design It was important for the client that hotel rooms and apartments take advantage of the views on offer . While lower floors have sight of the nearby harbour , upper floors have stunning views of Cape Town ’ s iconic Table Mountain with penthouses having almost panoramic views of the city at 60m high .
The concept of the building façade was to echo movement , both in the sense of traffic along the adjacent N1 and N2 highways but also in the current changing face of the Foreshore . A multi-wall syncopated façade was developed to respond not only to this movement but also managed to deal with pressures of prevailing Foreshore winds along with creating regulatory fire-breaks between living units .
The modular façade was specifically designed with a pixelated pattern composed of glass and aluminium composite panels ( ACP ) to soften the strong regular lines
