4TH STOREY consistency of raw concrete would vary too severely over 24 apartment levels . The option to use off-shutter with only a paint application meant the contractor did not have to make use
of scaffolding on two-thirds of the building which resulted in a significant cost saving .
The apartments demising walls were constructed using drywall systems with a high sound rating and a minimum 1-hour fire rating as required . The use of drywall systems significantly reduces weight and in turn reduces the impact on the overall building structure . Cladding elements on the parking levels were either vertical black brick sections or champagne gold Hulabond panels . This allowed for optimised parking floorplates with sufficient natural ventilation to all parking levels .
GROUND STOREY
Overview of the Floors At grade and first floor the building consists of the main building entrance and retail shops along Bree Street , with the vehicular entrance located off Prestwich Street . There is approximately 1,750m 2 of retail on ground floor and first floor that provides ample space for small intimate coffee shops , fashion boutiques , etc . which will contribute tremendously to activating the urban landscape in and around the development .
At full capacity 16onBree houses over 1,000 inhabitants , all of whom can enjoy the two levels of curated retail space within the building . The next 10 levels are dedicated to parking , equipment , and storerooms .
The apartment levels start on the 12th level , with 19 apartments per level up to level 26 . On level 27 a setback was introduced , at which point the atriums opens to the sky . Level 27 also houses the communal pool and gym area .
