The brief called for retail at grade and first floor level , followed by a parking podium of 10 levels and 24 apartment levels , with a range of bachelor units to 3 bedroom / penthouse units , totalling 373 apartments .
Design Concept The architectural concept and language of the building was developed to embrace the past , present and future . The HHO Building and the
Felderman Building gives the development significant roots in the past . The new façade at grade along Bree Street , lined with new retail shops , connects it to the present , fulfilling the current need to have active edges at grade . Lastly the visitors making use of the building and residents living and working in the building will be the future of 16onBree , contributing to the future of Bree Street and the wider city in general .
Furthermore , the sites proximity to Portside , and possible future developments such as the Vogue development directly adjacent to 16onBree , necessitated an architectural response that is amicable and sympathetic of its context , yet iconic on its own merit .
Façade Overview An architectural language developed naturally due to the buildings disposition , i . e . predominantly residential . The design reflects a contemporary architectural language currently present in Cape Town , such as the Foundary , the Cape Quarter and Wembley Square among others .
Through a systematic and comprehensive process of concept design and development a more perforated façade developed due to the use of private and semi-private balconies versus a flat unitised office façade typical of high-rise buildings . This resulted in a more layered architecture , which was better suited to the site when compared to a very strong linear design with straight edges and flat façades that would tend to compete with the surrounding architecture .
