The precinct comprises an eight-storey
office building with approximately 25,000m² of
lettable space and 10,500m² of expansion space
for the primary tenant over five years (tenanted
in the short-term by other lessees) and seven
parking levels providing parking at a ratio of 5
bays per 100m². The gross building area is just
over 100,000m².
Pedestrian and Vehicular Access and Parking
Vehicular accesses are provided on both Rivonia
Road and Katherine Street. Because of the fall of
the land, the entries can be on different levels of
the parking structures, which improves internal

circulation. The exit on Rivonia Road is set as far
back from the intersection as possible to ensure
that drivers can cross the lanes of Rivonia Road and
turn down Sandton Drive if needed. A servitude
from the sites at the rear of Katherine Street allows
service and delivery access, as well as additional
staff basement access.
All approaches – from Rivonia, Katherine,
or Sandton Drive, give the viewer a sweeping
vista of the precinct as the building announces
itself and views can be glimpsed into the activity
within the property. The approach from the
