Capital Hill achieved a 4-Star Green Star SA –
Office v1 Design Rating in August 2014.
Features
The building has automated windows that open at
night to flush the building with cool air in summer
to cool the building mass so that the activation of
HVAC systems is delayed, which reduces energy
consumption. The concrete slabs are left exposed
around the perimeter of each floor at ceiling level.
The thermal mass helps to moderate the radiant
temperature and thermal comfort in the perimeter
area where it traditionally gets the hottest in an
office building.
The building has low-e double glazing to reduce
the solar heat gain into the building, whilst still
providing access to external views across Sandton
for 80% of the usable area. The external views help
occupants to have a connection with the outdoors.
Building design aspects like good access to
natural daylight, a 100% improvement in fresh air
supply rates, high frequency lighting ballasts and
low VOC (Volatile Organic Compounds) paints,
adhesive and carpets all help to improve the indoor
environment for occupants so that they can be at
their healthiest and most productive levels.
Capital Hill has been designed to be as
resource-efficient as possible by reducing its
predicted energy consumption by 50% compared
with a standard office building and using low flow
fittings and air-cooled HVAC to minimise its water
consumption. The cement content was reduced
in all concrete; 90% of the steel has at least 60%
recycled content and 50% of all timber was either
re-used or FSC certified.
Conclusion
The Sandton skyline is graced with another
dynamic office building that is testimony to
the creativity and vision of the South African
business community. After receiving many positive
acclamations, the team of Capital Hill can be proud
to have created another Sandton landmark.
