he site for this development is found adjacent to the Nicolway Shopping Centre
in Bryanston and is known as the Medscheme Office Park. The position of the site
offers good corporate exposure opportunities and is also easily accessible from
all major surrounding road arterials, the highway and Gautrain bus routes.
The Site
The gross leasable area on site measures 16,000m² in total. Of this area, building
phases one and two, which consist of two individual office blocks atop two levels
of structured basement parking, take up 12,000m², with the Samsung offices occupying
6,000m². The remaining area hosts a third office block and an area on site has already
been designated to allow for the possible future expansion of the Samsung offices.
The biggest challenges throughout this development were the time constraints and
budget. Each building was given a total project time of 6 months after which time it was
to be completed. As a result, a well co-ordinated flow of information between all the
teams needed to be adopted so as to ensure that these goals were reached.
After incorporating such a system, each building phase was successfully completed
within budget and on time. The development was set up in three phases, each to be
