VALUER PERCEPTION
South African Institute of Valuers KZN
branch chairperson Trevor Richardson says
that green building is definitely on the
radar for valuers, although it is perceived
to be an issue of the future, rather than an
imminent concern.
He explains that most green buildings
are currently built for a particular end-user,
usually with a long-term lease, so these
buildings are not trading, or changing
hands regularly, hence there is little
transactional data.
While at first, easily-measurable factors
like lower operating costs will increase
values of green buildings, ultimately, the
valuation of green buildings will need to
be evidence-based, and influenced by the
sales prices of these buildings.
This will require robust evidence and
transactional data, which at this young
stage of the industry in South Africa, is just
not available.
Richardson says that valuers in the
South African market are very much in the
data collection phase, trying to properly
understand what property management
issues arise from green buildings, and to
inform valuers what kinds of rentals are
achievable for green buildings.
