The atrium connects with a partially
covered terrace, and planting flows between
the inside and out. The atrium also serves as
a controlled light well which modulates the
sunshine entering the building, tempering the
building’s relationship with its surrounds.
Vertical Circulation
The majority of staff and visitors will take the
bank of shuttle lifts located on the Grayston
edge of the site up to the atrium level on top of
the parking structure. This gives everyone the
same special sense of arrival and experience
on entering the building.
From the atrium level, building users
pass reception and security and enter the
building circulation lifts. This bank of lifts
is centrally located on the office floors,
ensuring equidistant travel for departments
and tenants as well as quick and easy interfloor traffic. The central lifts also extend into
the top two levels of parking, providing an
alternative route for an executive tenancy
for example.
Horizontal Circulation
Along the atrium edge, the walkway and
feature balcony linking the office wings compliments the energy of movement of people
up and down the building, and creates a
sculptural form within the atrium volume.
The wrapping of the office space around
the atrium creates the opportunity for the
co-location of the collaborative spaces.

Office Space and Facilities
The layout of each office floor is designed to
ensure the optimum functional and spatial
relationship between the service and served
spaces. Each floor can be divided into four
tenants or four departments or business
units all with direct access from the vertical
movement and service core, depending
on requirements.
