Density
Louis Karol are of the belief that the
density of the scheme is most important
in terms of South Africa and sustainability,
most particularly in the context of Sea
Point. South Africa can no longer afford
the luxury of low-density sprawl across
the countryside. Similarly, as the Point
was developed for long-term holding by
the developers, the project was naturally
designed for long-term sustainability
both in terms of materials and operational
efficiency. As a multi-use property which
required a combination of refurbishment
and significant rebuilding, The Point was
far too complex an undertaking for Green
Star rating but, nevertheless, satisfies
most green building indicators such as
a double-glazed exterior and an ecointelligent BMS. The Point constitutes an
environmental upliftment project of an
existing brown field site and is seamlessly
integrated into the existing urban fabric of
the community with direct connections into
the urban public transport infrastructure.

Conclusion
At The Point, in conjunction with an
enlightened client, Louis Karol, who were
the architects, principal agent, and interior
designer of the public spaces, have
created more than just a shopping centre,
but rather an appropriate, successful, and
beautiful building which, it is hoped, befits
and adds value to Sea Point.

BASEMENT 1
is a key part of a return to first principles
in terms of sustainability, particularly when
coupled with increased density.
