CAPITAL HILL, 6 BENMORE
Architecturally designed to compliment
its surroundings, Capital Hill, 6 Benmore
Road, consists of twelve floors of
commercial and residential Sandton office
space to let, with prominent main road
visibility. Ideally located, this commercial
property development at 6 Benmore Road
is situated in the heart of the Sandton
business district.
Capital Hill is a R208 million development
which is being undertaken by Uvongo Falls,
and will comprise 12 storeys above ground
and several basement levels. With over
8,000m2 of available office space, Capital
Hill, 6 Benmore has the potential to house
a select number of commercial tenants.
MWLF Architects were commissioned
to design this contemporary structure. The
external façade of the building has recently
been redesigned and now features a glazed
glass curtain wall enclosed in aluminum
latticework, creating a unique visual effect.
Construction commenced in late 2013.
All seven floors of office space offer
panoramic views of the surrounding Sandton area and the spectacular Magaliesberg
mountains. More than 394 bays of covered
parking ensure that commercial tenants,
residents and visitors alike are never short
of parking facilities; a daily challenge in the
Sandton district.
The building has been registered
with the Green Building Council of South
Africa and the target is a 4 star Green
Star rating. Through the intelligent use
of environmentally friendly building
techniques, such as natural ventilation
of the parking garage and a solar-glazed
facade, energy consumption is reduced,
resulting in a more sustainable and cheaper
building to occupy.
Recently, the planning and construction
of a number of new corporate head offices
for several high profile companies including
Santam, Sasol and Webber Wentzel has
driven demand for office rentals in the
Sandton area from smaller tenants who
need to be close to these companies.
Capital Hill is located opposite the
Benmore Gardens Shopping Centre and
is within a short distance of the Gautrain
station (1 km) and the commercial hub
of cental Sandton. Benmore Gardens is
an upmarket, predominantly residential
suburb, and it has yet to be seen if any
other major commercial developments
will follow as the availability of new
development sites decreases in the main
Sandton central commercial node. Over
8,300m2 of AAA Grade office space will be
available, along with a rooftop gym, pool
and entertainment area.
