Meredith Harington Chartered Accountants have operated from the 2,397m2 site directly over the road from this shopping centre for many years, and had decided to demolish the unremarkable building that served their practice and develop this high profile site into ‘A’ grade offices for themselves as anchor tenants and space for other compatible professional tenants as well. The 1,965m2 two-storied development consists of semi-submerged on-site parking, with a 996m2 ground and 945m2 first floor offices above it, in keeping with the scale of the existing urban edge between the busy commercial Tokai road and the residential suburb south of the site. The contemporary architecture features articulated corners with a large glazed areas offering sweeping views of the Constantia mountains, sliding aluminium sun-screens and fenestrations, façade rock-clad panels, a large glazed double-volume entrance and the floor plate design maximises tenant subdivision options and m2 size permutations. Sustainability aspects include the use of recycled concrete bricks, ‘shade offering’ roof-eaves and tree planting, ‘PPR’ type water supply-pipe-work, recyclable steel sheet roofing, l.e.d lighting throughout (including in the office area’s suspended ceilings ), motion-detector-switched lighting and a/c, individual electrical metering of tenant’s consumption, ‘Solar Vu’ solar glass, ceiling insulation to comply with the XA regulations, etc. The development will be an exciting contribution to the urban edge of Tokai road and will become a landmark to the anchor tenant and simultaneously a commercial success to the developer.
