3D SCANNING TECHNOLOGY ASSISTS ARCHITECTS Outline is a building measurement company that specialises in capturing the built form in its entirety and extracting the most value out of a building. They use state-of-the-art 3D scanners to eliminate human error and to measure a building more efficiently and precisely than ever before. Built-in technology allows the scanner to recognise similar forms and shapes as it moves from position to position, stitching the various scans together in what is known as a 3D point cloud. A 3D point cloud is set of data points (place markers) in space. The points represent the surfaces of actual objects and the surrounding environment with a high degree of accuracy. Benefits for Designers Outline registers and imports the 3D data into their drawing and modelling software programmes in order to produce clean and precise measured drawings and models for the property industry. The drawings are used for a number of different purposes, some of which are listed below: • As-built drawings • Alterations & additions • Valuations • Statutory compliance e.g. fire • Insurance/risk purposes • Building audits • 3D visual imaging (fly-throughs) • Facility & Asset Management Architects and designers are provided with accurate As-Built CAD and 3D Revit models. This saves time, reduces the risk of costly errors and allows the design team to focus their attention on what they have been trained to do – solve design problems and provide cutting edge design. Outline can provide anything from a dimensioned floor plan to full drawing package which includes joinery, furniture, electrical, ceiling, lighting and building service layouts. Facilities Management Property owners are increasingly under pressure to reduce their monthly overheads, maximise returns and manage their buildings/assets as effectively as possible. Outline provides a service whereby they verify the exact rentable (GLA) areas by utilising scanning technology and applying the latest SAPOA building measurement guidelines. They have found rentable (GLA) areas to increase by as much as 8% just by taking a closer look at what actually exists. Outline provide a signed lease area certificate (LAC) for both Property owners and tenants on completion of the scanning and remeasurement process. This is to prevent any dispute between landlord & tenant and signifies the true rentable income the building is able to produce. Outline have scanned projects for the following notable companies: Royal Dutch Shell; SA Corporate Real Estate; Media 24; Broll; Weber Wentzel; and Saint Stithians School. www.outlinesa.co.za Ross Smyth: [email protected] News Watch 9 d4-leading-architecture-1-4page-vertical-2019-pths.indd 08 Feb 1 2019 11:18:10
