Basement ventilation is provided by large vertical extraction fans in vertical shafts with modulating dampers on every level, modulating to maintain minimum levels of carbon monoxide on each parking level. Each extraction fan has a variable speed drive to use only the necessary energy. Furthermore, make-up air is introduced from the upper levels and supplied to all levels below through ramps and a series of dedicated slab cut-outs with mentis grid over, so as to avoid 58 energy and space wastage from make-up air fans. A central Building Management System (BMS) controls and monitors all HVAC systems via an intuitive user interface. Other services such as domestic water, elevators, fire panels, UPS systems, generators and energy meters are also monitored via the BMS. The system is used as an invaluable tool for building fine tuning through the use of logged trends and active monitoring of real-time cooling energy efficiency ratios. No. 1 Mutual Place
