panels) be limited to 35% of
the total façade area
Planning
Rewardsco required 6,000m2 of office floor area
with Zenprop requesting that the balance of
allowable bulk area (2,000m2) be incorporated
for additional tenants within the building. Three
hundred and twenty parking bays were to be
provided and be accommodated in an extension
to the existing super basement parking podium.
Rental efficiency was maximised by developing
a 40 metre deep “U “shaped plan with a central
core and atrium. This resulted in six office

floors above two levels of basement parking.
An external gathering space at podium level
extends internally to the central reception area
which links through to a secondary entrance
facing Umhlanga Rocks Drive. A large staff
restaurant is located on the ground floor, with
external terrace seating area ensuring visual
activation of the podium streetscape. The
balance of the ground and first floor are
separately tenanted, with the second to fifth
floors occupied by Rewardsco.
