screening elements in an architectural form which is modern , fluid and held by the parameters of the site . The strong well-proportioned façades float above a recessed ground floor podium , which sits lightly on a raised naturally ventilated parking level . These , along with subtly angled façades in key locations and the interplay of solid and light features , allow for the northern façade to dynamically address the fast moving traffic of the highway , and the southern façade to grandly address the approach along Impala Road .
Building Design The two naturally ventilated parking levels accommodate 186 bays with the lower parking level being below natural ground level . The upper parking level was raised above ground with heavily landscaped berms to soften the harshness of the perimeter walls . This allowed the architects the opportunity to create a dramatic sense of arrival on the lower level to maximise the gross lettable area on the floor plates above . There are 61 visitor ’ s bays on grade . The main four storey atrium is set back from the façade with a very deep overhang to keep the façade shaded from the northern sun . The main public stair and lift open up into the atrium , thereby allowing all building users to engage with the atrium space .
