a porcelain tile that matches the texture, look and feel
of the large natural granite floor tiles of the external
walkways and concession areas. The wall tiles are
an “off shutter” concrete tone that is then offset by
a feature wall panel of varying colour wood tiles and
floor to ceiling bold aluminium directory signage boards
in each lobby.
for finishes for the external façades by specifying the
Corobrik De Hoop rich red brick for these facebrick
wall planes. Facebrick not only offers the advantage
of a more maintenance-free material but, with its
variation of natural baked finish and the raked joints,
it provides a wonderful raw texture that is then offset
against fresh white plastered walls, elements of off
shutter concrete and the slickness of the glazed
shopfront screens.
The ground plane reinforced this natural palette
with a combination of large format natural grey granite
floor tiles to the external walkways. The restaurant
concession areas were then demarcated with natural
Balau decking to ensure more relaxed and warm
outdoor seating areas that were framed with raised
seat level planters to provide enclosure and privacy.
Internal Finishes
In line with the raw and natural finishes of the façade,
the architects wanted that look and feel to continue
through the building to allow for a seamless interface
and transition between inside and out. The floor tiling is

The project started on site in April 2014, and finished
on schedule with a special opening in June 2015.
The building consists of approximately 4,100m2 of
rentable area comprising 1,000m2 of ground floor retail
with 3 floors above of about 3,100m2 of AAA- grade
offices. There are 3 levels of basement parking and a
ground parking court providing a total of 185 bays for
the development
The ground floor retail anchor tenant is a new
concept 510m2 Pick n Pay “Local”. The anchor office
tenant is Pam Golding Properties who occupy 1,100m2
over a floor and a half.
Sustainability
Pam Golding on Main incorporates a number of
green building installations and features with a focus
on energy and water efficiency, not only to assist in
reducing operating costs, but to improve and benefit
the working environment for tenants, shoppers and
visitors alike.
These include: low-flow water fittings, insulation
for heat reduction or retention in accordance with
exterior climatic conditions, the provision of carbon
dioxide monitors in the basement for greater energyefficiency with regard to the ventilation fans, internal
blinds for glare control, split-unit air conditioning with
low-ozone depleting refrigerants, a general waste
area for storage and sorting of waste for recycling
and individual tenant operation of air conditioners for
economic efficiency.
In addition, commissioning of all the building
systems (ie. mechanical, electrical , water and lift)
