Water is supplied to the building via council supply and a treated effluent supply . The treated effluent supply originating from the Potsdam water supply network is filtered and then used to supply the toilets , urinals and irrigation systems .

Sustainability Sable Corner has been designed to incorporate the green principles of the Century City Precinct . The following aspects have been included in the development as an offering for a lower environmental footprint and without compromising comfort .
• The external envelope has been designed to optimise occupant comfort while taking advantage of electrical energy savings by maximising the duration of daylight and keeping lights off .
• Fuel-efficient parking bays have been provided for tenants to choose for incorporation with their own green transport strategies . This is further enhanced by the access to public transport and easily accessible local amenities .
• LED lighting will be used throughout , saving energy and maintenance costs . External lighting will be designed to avoid light pollution to the sky .
• Green spaces will be provided to create better water management in the rainy season and to manage water run off . These aspects are integral for the targeted 4 Star Design and As Built Green Star Office SA v1.1 certification through the Green Building Council of South Africa .
