The body is defined by a dark grey , composite aluminium and dark glass ‘ clam shell ’ that runs up the side of the building and ends horizontally at the base and below the crown . The crown also has a dark clamshell shape , giving it a feeling of almost floating above the shaft .
On the northeast corner a seven-story composite aluminium clad column clearly defines the shaft of the building as a separate element and anchors the building . Darker coloured tie-backs create the illusion that the column is free standing . The crown of the building is framed with aluminium aerofoil louvres , allowing clear views whilst also acting as a sunscreen .
Buildings further up Signal Hill look down on the development and the design responded by treating the roofscape as a fifth elevation . Roofs are therefore occupied , textured and landscaped as far as possible . The pool deck is located at the rear of the building , providing protection from the southerly winds .
Site Lying dormant for a number of years , the site is a fairly narrow L shape , surrounded by existing single , two and four storey residential buildings . The existing rights did not lend themselves to developing a commercially viable project so the
