PROJECTWATCH PROPOSED, CURRENT AND FUTURE PROJECTS FROM SOUTH AFRICA AND ABROAD CAPITAL PARK, STEYN CITY Construction on Steyn City’s commercial node, Capital Park, is proceeding at pace. Importantly, Capital Park not only ups the ante in terms of convenience for residents; it also provides some much-needed office space in Johannesburg’s ‘new’ north, the area just past Fourways which is ideally positioned midway between Johannesburg and Pretoria that is attracting an increasing number of corporates. These will be accommodated in a 14 hectare commercial park, with ten 3 and 4-storey office buildings – each boasting its own unique design, and each complete with two basement levels and outdoor parking – providing up to 83,500m 2 of bulk space. Capital Park’s sectional title model enables companies to buy or lease various sized office suites, as befits their needs. 12 Although the individual design of each building positions Capital Park to attract a diverse range of tenants, from creative agencies to blue chip corporates, to create coherence, each draws on modern contemporary design inspired by the modernist architecture of the 1950s, with white glass, timber cladding and smooth natural tiles adding an element of timelessness. With land art and a tranquil green setting promoting a peaceful atmosphere, the design of the park has also been carefully devised to reflect and optimise natural elements. Sound progress has been made on construction: the first building, a three-story office with 3,800m² of space and basement parking, will be available for occupation by March and will delight tenants with its rooftop garden and access to a beautifully planted greenbelt and attenuation dam.
