KYALAMI CORNER
Kyalami Corner is a 28,000m 2 GLA retail center located on the corner of Main Road and Pitt Avenue in Kyalami and is being developed by Pivotal Property Fund ( 80 %) and Dorpstraat ( 20 %). Subsequently , The Pivotal Fund Limited has been acquired by Redefine Properties Limited , who now owns the asset . The centre is currently under construction and will be opening in April 2017 .
All the parking provided is on grade , with direct access to retail . It also has an internal mall on the lower level , illuminated with natural light coming from roof skylights and light boxes . The lower level restaurants have outside sitting areas looking north towards a magnificent view of the valley . The upper level has a Piazza and covered walkway pergolas .
The shopping mall has three entrances at the lower lever and direct vertical circulation to the upper level by means of escalators , lift and stairs . The two levels are connected by double volumes . The upper and lower levels have a ring road around the entire project making it easy for shoppers to find parking and access the desired levels . The upper level consists of a Virgin Active gym with a swimming pool facing east .
The Kyalami area is well known for its equestrian heritage . The design concept looks to relate to the existing surroundings and the lush vegetation with a modern , straight line architectural style . The architects , SVA International , proposed a contemporary , slick look with equestrian elements . These elements have been re-interpreted with a modern flavour and include materials and the ‘ look and feel ’ of the neighbourhood .
The dark façade elements sit well on the green landscape and provide a good contrast against the off-shutter concrete boxes and the timber cladding . The curved elements of the entrance canopies remind you of the moving mane of a horse . These curves have been used as a design feature and echoed in landscape elements such as the gabion walls , which meander gently along main road and support the parking platform . The steel structure has been exposed in particular places and timber and stone cladding has been added to feature elements of the façades .
The project is expected to become a cultural hub where customers and families meet for lunch and to enjoy the various sculptures and artwork that the developers have chosen to include in the project . The idea is to have the children interact with the water features and the artwork which will also re-enforce the equestrian theme of the project .
The covered walkways have steel “ V ” columns with timber cladding and fairface brick piers along the walkways . Stone cladding and the landscape of the project give the design a soft organic appearance .
RONDEBOSCH OVAL , CAPE TOWN
Rondebosch Oval is an exclusive residential estate designed by dhk for Rawson Developments . Comprising 41 contemporary family homes set on a 12 acre property in the heart of Rondebosch in Cape Town , the project was scheduled to start on site with civils works in February 2017 . The expansive grounds are home to the Alma Marist Cricket Club oval and bowling green and the new homes overlook these green spaces while also enjoying spectacular views of Table Mountain . The secure estate has been designed to create a neighbourhood feel with cobbled and paved streets , abundant trees and indigenous landscaping . The architectural design is a contemporary take on the traditional terraced townhouse with large windows , timber cladding , generous balconies , pergolacovered patios and courtyard gardens . Indoors and outdoors blend seamlessly with large windows and sliding doors to create flexible spaces for entertaining . The estate has been designed in line with sustainable principles and the houses making the most of natural daylight and ventilation , energy efficient heating systems and LED lighting throughout .
