EIGHTONN, SEA POINT
Urban property developers, Blok, have launched their latest development, EIGHTONN. The five storey building, situated on Norfolk Road in Sea Point, will house 18 spacious apartments, designed with the motif of duality and modernity in mind. The residences will comprise one, two and three-bedroom homes. Also included are three and four bedroom penthouses. According to Blok Managing Director, Jacques van Embden:“ By challenging convention and questioning every design norm, we continue to design space with duality and innovation. The continued delivery of well thought-out and articulated internal spaces are complemented through a focus on diversified urban opportunities. The theme of duality has been unpacked both on the interior and exterior of the building, with WAUW, the architectural firm responsible for bringing the building to life, seeking to replicate the way in which nature creates balance and repeats itself in its own design, with each repetition creating something unique that adds to its purpose. The fractals seen in nature- with the same pattern of elements in different sizes, arrangements and angles creating very different parts- served to guide the building’ s design, with the inside being designed to look and feel different from how it is experienced outside. Like a leaf, the building spreads out from a central stem, with the apartments and their balconies flowing out around it. Occupation is scheduled for summer 2019 / 2020.
1 ON ALBERT APARTMENTS, WOODSTOCK, CAPE TOWN
The Woodstock precinct teems with galleries, studios, restaurants and craft markets, and has established itself as an important art and culture hub in Cape Town. Together with a rich history of industrial and residential use, it is an incredible example of a truly mixed use precinct in Cape Town. The precinct has become very desirable for young professionals and students looking for an affordable place to stay which is still in close proximity to the city centre.
Whilst being a contemporary building, the design still responds to the historic building fabric within its immediate context. The buildings podium attempts to both match the existing height of the abutting building, as well as adhere to the rhythm of the existing fenestration. The material choice of the podium seeks to add vibrancy at street level through the incorporation of a colourful glass tile pattern. As a precinct, more recently known for its urban sub-cultures and street art, this allows the building to sit well within the precinct, yet create its own particular sense of identity and place in Albert Road.
The project also seeks to contribute to the Albert Road streetscape by creating a colonnade which protects pedestrians from the possible harsh wind and rain conditions that are often prevalent in Woodstock. As this portion of Woodstock begins to become more commercial in its nature( as opposed to the historically industrial nature), prioritising the pedestrian experience of this area becomes increasingly important.
Through the 1 on Albert project the aim is to create a building which begins to address the need for densification within the city. It provides micro-apartments, ranging from 21m 2 to 40m 2, which are both exciting and still accessible to an entry level market.
