valuable sectional title area was not sacrificed for
service reticulation and it made access to services
throughout straightforward.
For the rational design of the plumbing
reticulation, the apartments were designed
back to back with kitchens located back to back
with bathrooms, thereby limiting the number of
drainage stacks and minimising pipe runs, all of
which reduced costs and simplified installation
on site.

Energy Efficiency
The heat generated by the chiller plant as a by-
product has been utilised for hot water generation
in combination with an air-cooled heat pump, thus
no hot water needs to be generated by means of
electrical resistance heating. With roughly 80% of
the façade being glazed, the use of Solar E Grey
Plus glazing was selected for its energy efficient
attributes to achieve the correct performance level
and satisfy the XA requirements.
Interior Finishes
For the selection of interior finishes, the architects
needed to create a neutral colour palette that
would be attractive to 137 individual apartment
owners at completion while at the same time it
had to attain an interesting and fresh look. Design
considerations had to be made to standardise
elements in order maintain the expected quality
standard and to satisfy the budgetary constraints.
The feature elements inside the apartments relied
upon the practical necessities as stated previously
with the expression of steel columns, service
ducts, off-shutter RC soffits and fully glazed
façades to enhance light quality and to make full
use of the incredible views.
