Located at 6 Keyes Ave in Rosebank, this high end 31,275m² residential building is situated facing the Rosebank Library divided by a park. This park is part of a council initiative to consolidate and develop a new walkway precinct to Rosebank Mall from Jan Smuts Ave. Park Central was designed for Redefine Properties by Paragon Architects, as the tallest building in Rosebank at 20 storeys. Site and Access The building access is off Keyes Avenue, which is a quiet street in the Rosebank CBD precinct. Pedestrians enter from the street into this triple volume foyer with landscaped walls, a dancing tree statue from Sanna Swart overlooking the park, with waiting areas for the visitors. The grandeur of this space makes it clear that this is not your standard residential building. Due to the site slope it was possible to enter at grade with parking located on the slight sloped ramp and have intermediate sections that connects to the riser cores. The adjacent park has been redesigned and incorporated into a boulevard between Jan Smuts Avenue & the Rosebank Mall. Concept The design concept was based on a design by architectural master, Le Corbusier’s Unité d’Habitation, with circulation space on a middle floor which has units that are accessed on both sides of the passage. Both these units have double volume spaces with one above the passage and the other beneath the passage. Public circulation space is reduced as much as possible and is incorporated as part of the units.
