loftiness to the elevation. The extended nature
and stature of the building is expressed in the sharp
edges and cantilevering balconies. The building
has a strong corner architecture language which
creates legibility within the urban environment. The
architecture needed to feel lightweight and express
the notion of being designed along a coastal forest
and sea view edge. The hyper extended slab
edges created a sense of lightness and enabled
the building to touch the ground lightly.
Planning
The building was designed with three underground
basement parking structures accessed via a
dedicated ramp from Ground Floor. The Ground
floor houses the main lobby and entrance
vestibule along with additional visitor parking
bays. Pedestrian activity is a leading principle on
the Ground Floor plane and as such a superlative
café situated at street level offers visitors a chance

to sit back and admire the view while sipping on
their delicious coffee.
The first 4 floors of the building accommodates
more parking bays to service the office space
above. Level 5 – 12 accommodates 16 exclusive
sectional title owned office suites with private
balcony spaces accessed directly from the office
suites. The balcony spaces were designed to be
a large cantilevered edges which proved to be an
engineering challenge with a post-tensioned slab.
This was handled by cleverly designed slab steps
and perimeter upstand beams. The upstand edge
was disconnected from the slab edge and set
back, creating a two-tiered perimeter boundary
to each balcony.
