Location & Urban Context
The location of the building was defined in the
Urban Design layout which was prescribed in
the District Plan approved in 2012. The Site
Development Plan prescribed the building height
at 32m. The site is a narrow rectangular form, with
a splayed north end to accommodate connection
to Silo Square. It is situated along the pedestrian
boulevard on the eastern edge, which links the Silo
District with the City towards the south, and with
the V&A Clock Tower District towards the north.
The pedestrian boulevard promotes an active edge
along the eastern and northern edges of the ground
floor in direct response to No 5 Silo’s ground floor
edge. To the west, the site is also located on the
same linear orientation with the Nedbank building.
The urban analysis of the site indicated that the
No 6 Silo building and the BoE building actually
formed the edge of the Silo District, forming a
boundary to the harbour and the more commercial
part of the V&A Waterfront. This design informant
resulted in a solid masonry wall effect which is
evident on the west façade, and was important
