Development in conjunction Padayachee The and development aims to capitalise on the lack of new A-grade office space near the Rhodesfield Gautrain station node and offers an alternative to businesses that seek to be near Africa’s busiest airport but have to accept office space in the industrial areas of Spartan and Isando. The local development aligns government’s with long-term development plans for the node and is a stone’s throw from Pretoria Road and the Kempton Park CBD. The design allows for 2,400m 2 of lettable space. The The brief was to design an iconic Hotel Jellicoe Avenue in the heart of Rosebank. The hotel has been designed to be an elegant structure with a curvilinear stepping glass façade that towers above the busy street below. The glass façade wraps around the corner ensuring the main exposed corner of the building has a soft curvilinear appearance. The façade is further articulated with diagonal sloping step outs that extend the full length of the façade and bends around the corner extending down towards the entry volume below. One gains entry to the hotel via an elevated podium over a cascading water fe ature. A diagonal folding concrete canopy hovers effortlessly allowing guest penetration into the hotel spaces beyond. The hotel will be operated by Radisson Blu, consisting of 152 keys and is divided up into four different room types ranging from a 27m 2 standard room to a suite of 57m 2 . The hotel has the standard accom- modation provided. Reception concierge spaces greet the guest with a small waiting lounge that extends out over the entry water feature. There are uninterrupted views from the reception into the bespoke designed signature restaurant drawing the guest into the restaurant space, creating a seamless integration of space. The restaurant extends outwardly via an outside terrace that forms part of the elevated entry podium ensuring guests have a relaxed alfresco dining experience. Other accommodation that has been designed in the hotel are dedicated first floor meeting rooms and pre-function spaces. Guests can also ascend vertically to a roof top bar and swimming pool with glorious panoramic views of the hotel’s surroundings. The standard range of back of house spaces are also provided. The developer shall release 68 sectional title apartments for sale to investors, with a rental model into the Radisson Blu hotel. The total current budget including the land cost is R400 million and the project is due for construction in April 2019 and due for completion in early 2021.
