31º EAST, DUBE TRADE PORT, DURBAN FWJK was appointed by Eureka Capital to develop a new 21,500m² development located at the business hub of Durban's new International Airport within the Dube Trade Port. The brief to the architects was to design an A-Grade office and ground floor retail development to be rolled out in three phases offering flexibility in office size which was to provide a minimum office suite area of 100m² up to total floor plate of 1,200m². The development roll out plan envisages the lease or 98 year sale of office suites on the FWJK Co-development at cost basis of development which brought with it the challenge of selling leased office space on a 98 year sectional sub-lease basis as Dube Trade Port holds the lease over the land. With 31º East, AECOM has worked closely with Dube’s sustainable design guidelines to create a clean, stylish contemporary architecture that talks to sustainability and energy efficiency. Durable materials, sun screens, planting and ventilated courtyards and corridors deliver a high level of comfort to tenants of the high-tech Dube City/Tradeport precinct. The buildings will take advantage of the beautiful inland and foreground urban views available from the high-tech Dube City precinct. In line with the common purpose of enhancing and sustaining the world’s built, natural and social environments, Dube City’s promise of a burgeoning aerotropolis is an exciting prospect to deliver this development using AECOM’s unique, integrated Building Information Modelling (BIM) platform using 4 and 5 dimensional technologies. AECOM’s services engineers will model equipment, controls and designs to provide the tenant with systems and equipment of high quality, easily maintainable, energy efficient and cost-effective, while still maintaining a work friendly environment.
