The balance of the podium is occupied by
offices and designed to be flexible in nature in
order to respond to possible future changes in use
and opportunities that may occur, as this currently
quite isolated precinct becomes more connected
to the V&A Waterfront to the north and west and
new developments to the north, including the new
passenger cruise terminal.
The Yacht Club
Pedestrian Areas
The hard and soft landscaped and colonnaded
area between the eastern podium and the canal
on the south provides a wonderful place to pause
along the public canal edge walkway. Most of the
pedestrian movement happens on the south of
the building and access to the various components
of the building are situated on this edge. There is
