adjusted at 3 separate heights in the section of the
building and this was carefully achieved by means
of transfer beams.
The façades comprise mostly double glazed
curtain wall cladding higher up the building
and a combination of aluminium framed and or
flush glazed windows lower down the building,
combined with an exposed concrete frame. This
frame was designed on the same grid as the
previous Endee building, respecting the context
and history of this site.
Further layering was added to the façades
by introducing a colourful silhouette of Bo-Kaap
houses continuing the Chiappini streetscape
into the façade of the new building thereby
acknowledging the context and scale of the

neighbourhood. The main vertical circulation core
on Strand Street is clad in a full bodied porcelain
rainscreen tile system imported from Italy. Further
accents are created by aluminium laser cut screen
cladding clipped onto the building.
Heritage
117 on Strand is located in a Heritage Protection
Overlay Zone, and hence particular care was
taken in the design response to value the heritage
significance. A dedicated Heritage Consultant
was appointed to assess the proposals and fully
document the existing semi-industrial modernist
building to be demolished. The development team
consulted with heritage bodies, namely, but not
limited to, the City’s Heritage Department, Heritage
