his signature mixed-use building in the heart of Cape Town, takes its name
from its location at 117 Strand Street, together with the interesting fact that it
accommodates exactly 117 apartments.
Site
The site is located adjacent to the Bo-Kaap area on the boundary of trendy De Waterkant.
It is minutes away from Cape Town’s entertainment hub and the V&A Waterfront, with
easy access to city-based businesses. 117 on Strand provides a cosmopolitan, vibrant
lifestyle in the heart of the Mother City.
The building is located directly adjacent to one of the City’s main arterial roads, namely
Strand Street, and is further bounded by Chiappini, Rose and Castle Streets. The site
is a landmark site forming a perceived ‘Gateway to the City’ when approaching the city
from the western Atlantic suburbs, and descends into the City lower down. The building
also forms a ‘gatepost’ to the city, marking the edge of the commercial zone of the CBD.
The Brief and Design Response
The brief from the client, Ingenuity Property Investments, was to provide a landmark
mixed-use building with sufficient parking, which both respects and connects to the
listed 3 storey historic building that exists to the north east corner of the site and respects
the context and fabric of the neighbouring Bo-Kaap.
