The triple-volume, 1,000m 2 central atrium and three-storey mall make maximum use of daylight and fresh air, with opaque roof lights on the perimeter of these spaces diffusing natural light throughout the interior, while controlling for glare and solar heat gain. Passive thermal design elements have eliminated the need for air- conditioning in these areas, while fresh air enters through the fire ventilation system. Full-height, flush-glazed façades for the AAA-grade office component also maximise natural lighting and allow uninterrupted views over the pond towards the mountains, while the cantilevered concrete roof provides the required exterior shading. 54 The development features bold architectural elements that use the full available height, such as the scenic lift, textured arcade, facebrick demising columns and entrance details. Retractable shop fronts allow restaurants to flow outwards when the weather is fine and wind-protected office courtyards create quiet, landscaped breakaway spaces.
