wings – the North Wing , which is a rectilinear box and the South Wing , which is a V-shaped floor plate with curving façades . These wings are served by separate vertical circulation and ablution cores but are linked with floating bridges within the atrium . As such , the building is ‘ future-proofed ’ for maximum flexibility of tenant requirements .
The parking requirements of the building are accommodated in a balance of on-grade parking ( 128 bays ) as well as three naturally ventilated super-basements ( 488 bays ). The architects made use of the natural slope of the site to ensure that each of the three super-basements are accessed directly from outside – eliminating the need for internal ramps and vastly improving the efficiency of the parking . The structural grid is carried through the building from surface bed to roof to ensure minimal transfer structure .
The building is designed to sit on a podium giving it great visibility as well as a sense of prominence . The podium merges with the site through a series of landscaped berms and grand staircases that serve as one of the main features of the design . The result is that the edges of what could have been a cold and harsh parking structure , become a soft and inviting experience that prioritises green space and the pedestrian .
