PROJECTVIEW 35 ON MAIN, GREENPOINT The latest residential offering by FWJK Developments is a 40 apart- ment development over 8 storeys topped with two penthouses. This multi-disciplinary involve- ment by key FWJK divisions has resulted in this project coming to the market in a record time of three weeks from first concept to final render. The architectural brief was to design a crisp and slick modern apartment building with wow factor where people would desire to live. Retail space, located on the ground floor, is raised about half a metre above Main Road street level which space will inevitably become a restaurant as this part of Main Road is synonymous with great dining. The exterior palette of high per- formance façade glazing, glass balustrading, mechanically fixed porcelain tiles and imported stone tiles has been chosen to give the building a quality and timeless BMW DISTRIBUTION CENTRE, WATERFALL ESTATE Waterfall Industrial Estate was selec- ted by BMW, after a competitive bid process, to provide a high tech warehouse distribution facility, for the servicing of their motor showrooms and service centres. The BMW logistics team had a fully functional distribution design complete in the early design stages which needed to be housed in the facility. The warehouse form then became a shroud for the internal processes of the high tech logistics hub. The project design team visited the most recently completed facility in Europe as an expected minimum design standard was required to be met. Design constraints such as EFSR fire suppression required a flat roof construction which will be unique in SA. In turn, this restriction allows for a European flat roof aesthetic to the facility. The building is approximately 32,000m² of single storey, of which the warehouse occupies most of the floor area with a small office component to it. Entrances to the main offices and staff ablutions are noticeable through openings in the main warehouse façade identified with a colour variation. The architectural emphasis focuses on providing an orthogonal and cubical building not only in plan but in elevation as well. This allows for an ageless industrial architectural appearance with minimal use of colour - mainly silver, white and light grey. The overall access into the Erf is through the Waterfall industrial Estate just off Bridal Veil Street. The estate is already home to a variety of multinational tenants with purpose built facilities. The full mixed use development includes two levels of basement parking providing eighty bays.
