Designer apartments in a superb waterfront location, complemented by upmarket retail stores and prime commercial space, are the winning formula for a R500mn, fully mixed-use development recently announced by Signatura and Investec Property Group. The Signature will offer over 1,700m 2 of commercial and retail space and over 6,100m 2 of internal residential space.
“ We plan to maximise this rare opportunity to develop an entire mixed-use block, adjacent to the popular Fan Walk. It will be a landmark building that will reinforce the vibrant urban streetscape, synonymous with Somerset Road,” says founder of Signatura, John Rabie.“ In fact,” says Rabie“ we are so inspired by this latest development that we have decided to allocate a portion of the commercial space to our new head office.”
The Signature will include 45 onebedroom and 35 two-bedroom apartments. These will be located from the ground to the fifth floors. The development is crowned with seven penthouses on the sixth floor.
Architecture and interiors are being undertaken by Darryl Croome Architects.‘ Industrial with a contemporary edge’ is the underlying theme, inspired by the waterfront dockland setting, underpinned by sophisticated detailing. This concept will be interpreted through a carefully selected palette of materials such as floor to ceiling glass glazing, off-shutter concrete and floating white bulkheads. The warmth of timber vinyl floors will be complemented by designer kitchens with Smeg appliances. Track and LED strip lighting will illuminate the living spaces and air conditioning will be installed in every unit. Natural materials, such as timber decking, will be used for all balconies and terraces.
“ A fundamentally green approach was adopted from the outset with a naturally ventilated atrium serving all residential units of the tower blocks,” says Darryl Croome“ Thermal insulation and solar treatment measures are employed with all the latest market features.”
Croome said the front block shares a pedestrianised forecourt with Somerset Road, while the lower block stretches to Prestwich Street and responds to the Victorian scale and character of Liddle and Cobern Streets.
“ The Victorian docklands’ architecture, unique to the area, has been expressed in
the raw industrial aesthetic whilst recognising the contemporary demands of highend, inner-city living. Face brick, off-shutter concrete, steel and glass, with perforated aluminium screens, will provide a distinctive
language for this iconic building.” The residential tower blocks will be set back and developed in brick, concrete, steel and glass, with recessed balconies, Juliet ledges and sun-screening elements.
Construction will start early next year and occupation is scheduled for late 2019.
