Precision and Prestige in Perfect Balance: TOAC and Daikin Deliver at The Rubik

Rising confidently above Cape Town’ s lively city centre, The Rubik is a striking new landmark at the intersection of Loop and Riebeek Streets

Designed by dhk Architects and completed by Abland property developers, this premium mixed-use tower brings together various luxurious residential units. Behind its sleek, glass-clad exterior lies an equally considered approach to indoor climate control HVAC, realised through the trusted partnership between Two Oceans Air Conditioning( TOAC) and Daikin.

For a building designed to offer an exceptional standard of living and working, the HVAC solution needed to be just as refined. For TOAC and Daikin, this wasn’ t simply another project. It was a chance to apply world-class expertise and seamless collaboration to one of Cape Town’ s most prestigious addresses.
A Showcase of Technical Excellence TOAC was appointed as the HVAC contractor for the full development, which included the installation of a chilled water system for the commercial floors( levels 11-17), VRV Heat Recovery systems for residential apartments and penthouses( levels 18-26), and comprehensive fresh air and extract ventilation systems throughout the building.
Each part of the system was designed with long-term performance, energy efficiency, and user comfort at its core:
• Commercial Floors( Levels 11-17): A chilled water system ensures consistent cooling and efficient temperature regulation for the premium-grade office space.
• Residential Apartments and Penthouses( Levels 18-26): Daikin’ s advanced VRV Heat Recovery systems allow simultaneous heating and cooling across units, providing residents with personalised climate control while maintaining overall system efficiency.
• Ventilation Systems: TOAC delivered a combination of centralised and individual fresh air systems to meet the highest standards in indoor air quality. Extract ventilation supports airflow in lobby areas and back-of-house facilities to maintain comfort and compliance. The result is a highly coordinated, multifaceted HVAC solution that reflects TOAC’ s deep experience in large-scale developments, and Daikin’ s reliable, future-ready product suite.
A Collaboration Built on Responsiveness and Results A key factor in the success of this project was the strong collaboration between TOAC and Daikin. From early design development through to handover, both teams worked closely to overcome technical challenges and ensure smooth delivery.“ Daikin’ s ability to deliver all equipment on time and in full was also crucial,” said TOAC Project Lead Rinaldo Minnaar.
