The commercial space was to comply with the design guidelines of the anchor tenant , 2U , which included the requirement for 24 / 7 operation without interruption as a result of loadshedding . The building was to be energy efficient .
The developer was to provide a white box for tenant installation , however the complete installation of mechanical , electrical , wet services and fire services was to be provided by the developer .
Design Concept Jacobs Parker Architects conceptualised the scheme at an urban scale , in order to relate to the existing context , while simultaneously acting as a catalyst for future development . The building forms part of a masterplan for the redevelopment of the entire erf . This particular building interfaces with Victoria Road and is conceptualised as a ‘ wall building ’, presenting an articulated façade to the street , affording occupants clear views of Table Bay and ample northern exposure .
