DESIGNING FOR CERTAINTY: WHAT OFFSITE MANUFACTURING MEANS FOR ARCHITECTS
HOW CREAGH’ S INVESTMENT IN PRECAST SYSTEMS, AUTOMATION AND FACTORY CAPACITY IS HELPING TURN DESIGN INTENT INTO BUILT REALITY
For architects, the gap between what is designed and what is built has always carried risk. Every interpretation on site, late change or tolerance issue chips away at the original vision. Creagh’ s approach is to close that gap by moving more of the build into a controlled factory environment, where components are engineered, manufactured and checked before they reach site.
Structure at scale
For multi-storey residential and student accommodation, Rapidres ® delivers a fully precast frame of walls, floors and cores, achieving earlier weather tightness and greater programme certainty.
Guildford Crescent in Cardiff, known as The Rise, shows what this means in practice. At 31 storeys and 272 build-to-rent apartments, it is Cardiff’ s tallest building, with its superstructure delivered in just 36 weeks on a constrained city-centre site.
The façade was originally specified with aluminium fluted cladding. Creagh re-engineered it as structural architectural precast, integrating structure, envelope and finish into a single system while preserving the architect’ s design intent. Fluted detailing, etched finishes and four bespoke colours, Aspen, Signal, Charcoal and Copper, were cast directly into the panels. Matching the copper tone took extensive testing of pigment and aggregate blends.
The result removed secondary cladding and on-site post-fixing, delivered cost savings and created a more durable envelope with a 100-year design life and a zero-maintenance sandwich panel system.
From drawing to machine
Creagh’ s new M-System BlueMesh ® automated reinforcement line at Toomebridge takes precision further. Design intent is increasingly translated directly into machine-ready production data, removing layers of manual interpretation. A steel cage that once took one to two hours to fabricate by hand is now produced in around five minutes, with improved dimensional accuracy.
One partner, fewer interfaces Creagh also supplies ready-mix concrete, including fibre-reinforced and self-compacting mixes, plus in-situ concrete, ground beams, stair cores and mezzanine flooring. Fewer interfaces mean simpler coordination from design to installation.
Sustainable and safer by design Offsite manufacturing reduces material waste, while ongoing work on lower-carbon concrete reflects the environmental demands architects increasingly face. Factory production also reduces many traditional site risks.
Capacity for what comes next A new £ 3 million, 4,000m ² factory at Toomebridge will provide capacity for up to 75,000m ² of precast walls annually at full run rate, so the designs architects develop today can be delivered with speed, quality and certainty.
Creagh is more than a manufacturer. It is an integrated construction partner, helping architects turn ambitious designs into buildings that perform.
